1.  What do the Villa Condos cost?

$147,000.00, for a basic unit.

2.  Can I lease my villa to someone else before we are ready to move?

Absolutely, that's the beauty of buying your home early.  It can be used as a weekend, vacation home and/or leased to others before you are ready to move permanently to Southridge Village.  Contact our sales representative for more information at 1-800-944-2607 or e-mail us.

3.  Can I lease with option to buy?

Each/lease/option is considered on an individual basis.  You must live in the lease unit.  The purchase date must be within 12 months of the lease/purchase agreement.

4.  Will part of my lease go toward the purchase price?

No, because the lease amount is the mortgage payment.  Plus monthly maintenance fee and a $300.00 utility allowance.  But the lease/purchase option does lock in the purchase price at the time you sign the lease.

5.  Is there a buy in fee?

No, we are a continuing care retirement community, not a life care retirement community.  You, as a home owner will have priority in admission to the retirement center and/or skilled nursing/rehabilition center, but you do not have to pay a fee to ensure use of these facilities;  another reason to choose Southridge Village Retirement Community.

6.  What appliances are included?

Refrigerator, range, microwave, dishwasher, garbage disposal.  All appliances are available for upgrades if desired.  You can also bring your own.  An allowance of each appliance is taken into consideration in the purchase price of your home.

7.  Is there a POA?

Yes, a copy of such is available upon request.

8.  Is there some place to park my motor home and/or boat?

There will be a parking place for these items for a monthly fee.

9.  Can I choose the interior of my home?

The advantage of purchasing your home prior to construction is the fact you can choose the interiors of your home.

10.  Is there some place I can plant flowers or do gardening?

Certainly, each home has a planting area for your own use as desired.  Each home is landscaped and will be maintained as needed to maintain an attractive setting.  There will also be a community vegetable garden where each home owner can plant, work and / or harvest the homegrown vegetables.

11.  Can we fish in the pond?

The large pond is stocked with fish and homeowners are allowed to fish for recreation.  We are also located within minutes of the Little Red River and Greers Ferry Lake, both hold world record fish.

12.  Can my grandchildren come to visit?

Absolutely, it's your home.  There is no age restriction.  Our philosophy embraces all age groups.

13.  Can I have pets?

Due to the closeness of the community, pets are certainly welcome, but no dog pens or kennels are allowed.  Small dogs and house pets which can be maintained inside are fine.  We are in the city limits of Heber Springs, which has a leash law ordinance.

14.  Is there a community center at Southridge Village?

We have a community center in the Villa Condominium area.

15.  What is in the community center?

We have an exercise room, community room for resident's use, a card room, T.V. room and a kitchen. 

16.  Do you have a hospital?

We have a 50 bed hospital owned by Baptist Medical Center in Little Rock.  For more information please visit their website www.baptist-health.com

17.  How far is it to Little Rock?

It's 74 miles to Little Rock and the world class medical facilities there, i.e. UAMS (voted the 5th best hospital in the US), Arkansas Children's Hospital, Baptist Medical Center-Little Rock, Baptist Medical Center-North Little Rock, St Vincent's Medical Center and Arkansas Heart Hospital.  You can reach the airport within one hour since the new 440 Interstate has been completed. Highway 5 and Highway 25 expansion are under construction, which will also decrease the driving time to Little Rock.

18.  Is there a warranty on my home and appliances?

There is a one year warranty on your home inside and outside. Contractors limited warranty is available upon request.

19.  Can I deed my home to my children?

That is entirely up to you.  There is nothing in the Bill of Assurance or Master Deed of the Property Owner's Association which prevents you from deeding it to your children.

20.  Is there an age restriction?

No, our philosophy supports an intergenerational living concept.  We welcome all ages.

21.  What happens if my spouse or I get sick and have to go into the RCF or SNF?

We are a continuing care retirement community and not a life care community.  Which means you do not have to pay a huge entrance fee.  The residential care facility and nursing home will have the Village residents as priority admits.  They will be given admission preference if needed.

22.  Can I put my home on the open market?

You own your home so you can sell it yourself or list it with a realtor of your choice. 

23.  Will you buy it back?

Yes, there are provisions in the Master Deed for a buy back.

24.  Is there a college nearby?

Arkansas State University, Heber Springs will be located adjacent to Southridge Village when their new campus is built within the next 2-5 years. There current location is within 5 miles of the Village. Visit their website at http://hebersprings.asub.edu/hebersprings/

25.  Are the homes wheelchair accessible?

The Villa Condos are all designed so that you can "age-in-place", meaning as your needs change your home can  easily be changed to accommodate those needs. There are no steps anywhere in your home, there is a handicap accessible shower, the master bath is large enough for a wheelchair to turn around, the closets have a lower hanging rack for wheelchair accessibility.

26.  Is there a community theater in town?

The GEM Theater has been restored recently and they bring in various cultural events frequently, as well as locally produced plays. They are also looking for persons interested in the arts to participate.
